Are there qualifications to be a tenant?

Yes, there are three qualifications to be a tenant at The Community at Sunset Wood: you must be over the age of 62, able to perform the daily activities of living and obtain renter’s insurance. The Community at Sunset Wood does not discriminate on the basis of race, color, religion, sex, disability or national origin.


Is there a waiting list?

It really depends, so we recommend you contact us to find out!


Do I have to pay an entrance fee?

No, The Community at Sunset Wood is a rental retirement community. One monthly fee replaces all the costs of home ownership – taxes, upkeep, maintenance, repair bills, lawn services, snow removal services, water utilities, trash removal and it also includes basic-standard cable, amenities and services provided by The Community at Sunset Wood.


Is a security deposit required?

Yes, a security deposit is the only upfront cost to move into The Community at Sunset Wood. All security deposits are equal to the first month’s rent and are due to secure the suite/penthouse. The security deposit is put in an interest bearing account in your name and you will receive a W-9 annually. As long as there are no unpaid fees or abusive damage to the suite/penthouse, the security deposit is completely refundable.


What services are included in my monthly rent?

The monthly fee includes use of all the common areas and amenities, as well as the following services:

Weekly Housekeeping
High-Speed Fiber Optic WiFi & Basic-Standard Cable (70+ stations)
Tuesday and Thursday Lunch ($5.00)

Does the rent go up every year?

The Community at Sunset Wood is very sensitive of rental increases however they are contingent on market conditions.


I live in my own home and know I need to move, but how am I going to do this by myself?

The Community at Sunset Wood is here. We offer complete assistance to all future tenants during the move in process. Together we can connect you to the resources you need to make the process as smooth as possible while being your personal advocate the entire time. All you have to do is ask!


Do I have to divulge my financial information to move in?

No, we do not require any proof of your financial assets. Tenants are trusted to fulfill the obligation of the lease when signed.


I’m not sure if I can afford it?

We understand that this is a new experience for many of our prospective tenants. The last thing we want for our tenants is to be burdened with the stress of financial uncertainty. In an effort to provide some relief, we offer consultant financial services which is part of our “Independence Planning.” The use of this service does not require you to divulge your financial standing, rather we discuss common expenses in an easy to understand chart to help you comprehend the expense of living in a rental retirement community.


Do the suites and penthouses come furnished?

No, suites and penthouses come unfurnished. This offers our tenants the opportunity to customize their home with furnishes and decorations that suit their taste. All suites and penthouses do include a refrigerator/freezer and stove. All penthouses also include a microwave, dishwasher and a washer and dryer. There may also be opportunities to select paint color depending on the condition of the suite/penthouse upon leasing.

Does The Community at Sunset Wood have a smoking policy?

For the health and wellness of our tenants, staff and visitors, our community is a Smoke-Free Campus. This includes all suites/penthouses, inside and outdoor common areas.


Who owns and operates The Community at Sunset Wood?

The Community at Sunset Wood is a non-profit 501(c)3 which is independently owned and managed by a Board of Managers with day-to-day responsibilities being carried out by the Executive Director and staff.


Where are your tenants from?

Our tenants come from a variety of places all across the country. Although a majority are from our local area (New Hartford, NY ; Utica, NY ; Whitesboro, NY ; Clinton, NY ; etc.), some make the trip from Florida, the Adirondacks, New York City, and even Canada! No matter where you’re from, you can be sure that The Community at Sunset Wood is a comfortable place to call “home.”
